These are the repairs responsibilities for all residents who are in General Needs homes, Temporary Accommodation and Housing for Older People.
Internal
- Filling minor cracks or small holes (under 150mm square)
- Door handles, locks and furniture to internal doors, adjusting doors when new flooring has been fitted
- Fireplaces and tiles
- Sweeping chimney and clearing flue
- Reinstatement of banister rails and posts
- Electric showers/mixer taps/shower heads
- Extractor fan, trickle vent and air vent cleaning
- Plugs and chains to basins and baths, toilet seats and maintaining toilets, sinks, baths and gulleys free from blockages
- Gain entry due to lost keys and replacement lost keys or door entry fobs
- Hinges, catches, latches and handles to kitchen doors
- Lagging external pipes and fitting draught excluders
- Providing batteries for smoke alarms
- Installing and connecting cookers, washing machines, dishwashers, tumble driers and bleeding radiators
- Internal decorations within properties and condensation works (except where there is damp and or a leak caused as a result of works carried out by Rosebery)
- Pest control (non communal)
External
- Casement stays and fasteners to window frames
- Cracked/broken glazing to doors and windows
- Additional door and window locks, door chains and spy holes
- Door bells, door knockers and security chains
- Divisional fences, gate catches, springs and hinges
- External store locks and wooden sheds
- Rotary driers and lines and posts to houses
- Car hard-standings, patios and additional paths
- Pest control (non communal)
